Often these rental figures include the maintenance and premium services. For the general areas of Noida Extension and Greater Noida West there are greater price variances, as unfurnished 2BHK flats typically start to rent between ₹15,000 – ₹18,000, semi-furnished between ₹20,000 – ₹25,000, while fully furnished units can be found in the range of ₹24,000 – ₹26,000 somewhere outside of the city periphery, which is exciting news for families or professionals looking for convenience further out of the city central.

Rental Price for 3BHK

Larger families and groups of professionals will generally opt for 3BHK apartment for rent in Noida, where the rents have a higher variation by location and specifics of the building. In central Noida areas, in sectors such as 62,68 and 135, the unfurnished or semi-furnished 3BHK flat will be somewhere in the range of ₹35,000 to ₹45,000 per month. For furnished or luxury 3BHK options, rent for top rentals in tier 1 society with amenities start from ₹45,000 and can easily reach ₹60,000. In Noida Extension and not as central areas where there are older flat options or semi-furnished 3BHK, these typically start around ₹26,000 for older stock and average towards ₹32,000. In these areas, furnished flats will average at ₹32,000 to ₹38,000 price point, for housing that is quite spacious while being in the mid-price ranges.

Sector Wise Rental Price According To Location Trends: 

Central Noida (Sectors 60–75, 62, 78, 135)

If you want to choose prime areas for residential apartments in Noida then Sectors 62 and 78 are good options. It is close to high-rise luxury apartments with good connectivity and near office jobs. Obviously, this means paying a premium and so be prepared for approx. ₹18000-₹25000 for a typical 2 BHK, and if you want a furnished apartment or semi-furnished then you are expected to pay ₹30000 – ₹40000. You can expect to pay anywhere between ₹40K-₹60K for a 3 BHK, depending on the furnishings and society. If you can look outside of Noida, Noida Extension (Greater Noida West) is a viable option, and you should find more budget-friendly options. A huge 2+1 BHK, (approximately, 1,250 sq. ft.) rented for ₹14K back in 2022, and after a year and half, I can see rental prices went to ₹17K-₹19K at the time of this writing late, 2023. By 2025, I estimate it will see another hike to ₹25K for the same unit size as the demand increases. Currently, furnished accommodations are available for @₹26K for 2 BHK (as of April 2025).

Sector 137 (e.g. Ajnara Daffodil, Paras, Ecociti)

  • Studio/1 RK units in Ajnara Daffodil in Sector 137 typically rent for ₹20K–₹22K plus approximately ₹2.6K maintenance for ~495–555 ft² furnished flats 
  • They are furnished with furniture, appliances, and split AC; ideal for a single individual in the profession—but sometimes cost somewhat around the same amount as semi-furnished 2 BHK in the same space.

The maintenance was formerly fixed maintenance ₹2,600/month fixed (CAM+DGRDG charges + grid charges), and in addition I had an annual water bill ~₹500 – ₹600 and annual handling of ~₹100 – bringing total “extra costs” ₹2.7K +built in ₹0.8K with average (10 months @ ₹2.6K) a total (not comforting) – conversion rate as @Feb1 2023 was around ₹70/1 US $.
